Consent of the owner

We agreed everything with my friend, now there was only one more thing to do – to get the consent of the owner or his representative in the form of a service company firstly to sublease, as this possibility is expressly prohibited in her lease contract, and secondly, to get permission to create a coffee shop in this room.

It should be noted that the building in which Fenster is located is one of the 5 oldest in Vienna, so many things that are easier and faster to do in other buildings are not done here at all or are too difficult and time-consuming.

I will say that in Vienna, on average, the answer to both questions is usually negative. This danger was very real. So no miracle happened when the service company answered: “no” to the coffee shop.

I asked to discuss this issue with the owner. After some time, the answer came back – “no”. I was not in despair. Of course, it created unpleasant feelings, but I just stubbornly continued to insist and asked for such a meeting.

We agreed on the time and date for a long time. There were vacations and so on and finally the date was set. Of course, I came without delay and we met the owner.

He was very polite and nice, already an adult man. He listened to me carefully. Asked me a few questions. Asked about the previous coffee shop. We discussed everything, how I plan to do and what.

That was the end of our meeting. He promised to think about it and report the results. After some time another meeting was scheduled. It seemed to me that it should be positive, because to answer “no” you do not need to meet, it seems to me.

So, the appointed day came, we met and the owner of the premises informed me that he agreed to such an agreement and set me several conditions for it to work: the opening hours of the institution, the procedure for using the premises and so on.

Of course, I agreed to everything. He congratulated me and said that we would also receive a written confirmation, without which the contract would be invalid. My joy knew no bounds!
Everything took about 4 months. During this time I was denied and we agreed on meetings. This is a very interesting experience of solving such issues, although it is quite unique.

It should be noted that the right to sublease and a coffee shop in this premises was granted only once and only to my company. That is, in the event of any changes, these permits are invalid and the premises must be used again only as a warehouse.

March is about to begin and I had to urgently bring our premises to the right condition: to remove all the old stuff, to make arrangements and all engineering communications, and to equip with the necessary equipment, which, as you understand, I will tell you about later.
